The construction design follows the four basic principles below: 一、遵循橡膠園總體規劃的要求 I. Complying with the master planning requirements of rubber plantation 二、滿足橡膠園的生產與生活的需要 II. Fully meeting the production and living needs in rubber plantation 三、盡量選用當地材料和當地成熟、恰當的建造方式，以控制建設成本 III. Selecting local materials and local mature and appropriate construction methods as far as possible so as to control construction cost. 四、適當考慮地域文化，滿足建筑美觀要求，提升橡膠園的整體形象。 IV. With due regard to regional culture of the place where the project is located, meeting the artistic requirements of buildings and improving the entire image of rubber plantation. 二、各區建筑類型分布 Two. Building struction distribution in the areas 根據SUDCAM項目建設用地總體規劃的要求，整個橡膠園分為北、中、南三個管理區，各區建筑配置基本相同，為工人區、管理區、維修區、教堂、中心醫院、俱樂部、商店、巴士站、消防站、加油站、警察局與高級技校。不同的是北區增加了接待中心，而中區增加了培訓中心。 According to the requirements of overall land planning for SUDCAM project, the entire rubber plantation is divided into three villages for supervisors, namely the north, middle and south ones; the configuration of each village is basically the same, including the village for workers, village for supervisors, maintenance factory, church, central hospital, club, store, bus station, fire station, fueling station, police station and senior technical school. The differences are, a reception center is added in the north zone, and a training center is added in the middle one. 三、當地建造材料與建造方式研究 Three. Study on local building materials and construction method 當地的主要建筑材料是木材，水泥磚，金屬波紋板，混凝土，油漆，涂料等，有時建筑會用到金屬型材，瓷磚等。當地房屋的建造方式主要有四種：木結構加木屋架金屬屋面，砌體結構加木檁條金屬屋面，混凝土加木屋架金屬屋面，以及輕鋼框架結構加金屬屋面。 The local building materials are mainly wood, cement brick, metal corrugated plate, concrete, paint, coatings, etc., some buildings would use metal profiles, ceramic tiles, etc. There are four main construction methods for local buildings: wood structure plus wood roof truss and metal roofing, masonry structure plus timber purline and metal roofing, concrete plus wood roof truss and metal roofing, as well as light steel frame structure plus metal roofing. 四、各建筑類型方案 Four. Plan for various construction types 一、工人村 I. Village for workers 新的工人村分為大工人村和小工人村兩種。兩者的功能配置大致相同，不同之處在于：小型工人村配備小學與半場足球場，而大型工人村配備中小學與全場足球場。 The new village for workers is divided into large village for workers and small village for workers. Their functional configuration is almost the same, the difference is: the small village for workers is equipped with an elementary school and a half football field, while the large one is with an elementary and middle school and a whole football field. 工人村現狀采用廚衛與居室分離，點狀陣列式排列的平面布局方式，優點是各功能相對獨立，利于使用不同建筑材料，節省造價。缺點是土地資源利用較低，給排水綜合管網路徑較長，尤其是居室背靠背設計，采光通風條件較差。 The existing village for workers is planned in a pattern of separate kitchen & bathroom and bedrooms, arranged in dot array type, the advantage is that each function is relatively independent, good for using different building materials, for cost saving. While the disadvantage is low land utilization, with long comprehensive pipeline network of water supply and drainage, especially that the bedrooms have poor lighting and ventilation conditions due to back-to-back design. 新工人村的設計目標是優化原有陣列式布局，創造較為舒適的生活環境。 The design objective of new village for workers is to optimize the existing array type layout, create a more comfortable living environment. 為此提供三種大小工人村規劃設計方案： For this purpose, the planning for three sizes of village for workers is provided below: 方案一： Plan I: 大工人村：將住宅中的居室與廚房合并，而衛生間與前者適當分離，既在同一屋檐下解決了工人的飲食與起居的生活需求，又隔絕了衛生間異味，有效提升工人的生活環境。 Large village for workers: combine the bedrooms and kitchen in the residence, while the bathroom is separated appropriately from the former, therefore, it not only meets the demands of workers’ catering and living under the same roof, but also isolates the foul smell from the toilets, thus improves the workers’ living conditions effectively. 四到六個住宅單元為一組聯排布置，前后兩組間居室與居室相對圍合成前院，廚衛與廚衛相對圍合成后院。前后兩組間共用設備管網，在做到清潔區與污物區分離的同時，有效減少管網敷設密度，節省造價。工人村中心軸線上設置公共景觀花園，管理者居住組團與教堂等活動場地。足球場與中小學布置在工人村側面，聯系便捷，又便于分區管理。 Four to six residential units will be arranged as a group in the pattern of townhouse, the bedrooms in the two groups, i.e. front and rear, will face to face enclose a front yard, while the kitchens & bathrooms will face to face enclose a backyard. The two front and rear groups will share the equipment network, which may reduce effectively the pipeline laying density for cost saving while separating the clean area and waste area. The village for workers is designed with some activity places on its central axis, such as public landscape garden, supervisors’ living group and church. The football field and elementary & middle school are arranged on the sides of the village for workers, for both convenient contacting and zoning management. 小工人村：布局模式與大工人村大致相同，配套半場足球場與小學，布局緊湊，用地相對集約。 Small village for workers: the layout pattern is almost the same as that of the large one, equipped with a half football field and elementary school, with compact layout, and the land use is relatively intensive. 方案二： Plan II: 大工人村：將住宅中的居室，廚房，衛生間全部合并設置，形成單元式套間。減少穿越室外的頻率，提高生活便利性。居室與廚衛部分設置高低屋頂，并安裝高窗，改善整體的通風采光條件。 Large village for workers: combine all the bedrooms, kitchen and bathroom in the residence, to form a unit suite. Reduce the frequency of crossing to the outdoor for improving the life convenience. The part of bedrooms and kitchen & bathroom will be set with high and low roofs, and installed with high window, for improving the overall ventilation and lighting conditions. 六到八個住宅單元為一組聯排布置，組與組之間設置大小不同的景觀花園，采用與方案一類似的潔污分離原則，管網布局更為緊湊。 Six to eight residential units will be arranged as a group in the pattern of townhouse, landscape gardens in difference sizes will be set between the groups; the clean-waste separation principle similar to Plan I will be adopted, and the pipeline network will be distributed more compact. 小工人村：小工人村布局模式與大工人村大致相同，因為僅布置小學和半場足球場，用地規模稍小。 Small village for workers: the layout pattern of small village for workers is about the same as that of the large one, but its land is a little smaller because it’s only set with an elementary school and half football field. 方案三： Plan III: 沿用現有工人村布局模式，對單體建筑設計進行調整和優化。 The layout pattern of existing village for workers will be followed, and the design of monomer buildings will be adjusted and optimized. 在原有工人村住宅屋頂上加建排氣窗，并在中間處設置分隔墻，在保證私密性的同時，改善工人住房的采光通風條件。 Exhaust windows will be added to the roofs of residences in existing village for workers, and partition walls will be set in the middle, so as to improve the daylighting and ventilation conditions of workers’ housing while ensuring the privacy. 小學與中小學： Elementary school and elementary & middle school: 開敞式外廊，院落式布局，景觀環境良好。模塊化平面設計，適應性與靈活性強。 With open type verandah, courtyard-type layout, the landscape environment is nice, with modular plane design, strong adaptability and flexibility. 教堂： Church: 四面開敞，山墻立面進行符號化處理，突顯教堂特征與標志性。 Open on all sides, the gable façade is treated by symbolization, for highlighting the features and landmark of church. 二、管理區： II. Village for supervisors 管理區分為辦公與居住兩個部分。 The village for supervisors is divided into two parts, namely office and residential areas. 管理區辦公樓： Office building in village for supervisors 結合當地氣候特點，底層局部架空:，二層周邊布置開敞式公共活動平臺，配合出挑深遠的坡屋頂，提供通風遮陽條件良好的休憩空間。辦公樓前設置規模適中的草坪與硬質鋪地，提升整體品質。 Combining with the characteristics of local climate, the ground floor is partially overhead, and the 2nd floor is arranged with open style public activity platforms on perimeter, matching the far-reaching overhead slope roof, to provide a rest space with nice ventilation and shading conditions. Lawn and hard pavement with moderate scale is set before the office building, for improving the overall quality. 管理人員住宅： Housing for supervisors: 普通管理住宅采用聯排雙拼形式，高級管理住宅采用獨棟式布置。所有住宅都有直通房前的道路和私密的后花園，前庭后院式的布局模式營造出良好的居住環境。 The residence for common supervisors is in the form of dual townhouse, the residence for high-ranking supervisors is designed as separate buildings. All the residences are with an access road leading directly to the house and a private back garden, the layout pattern of front-yard & backyard creates a wonderful living environment. 管理區還配備了一座小型俱樂部，為管理辦公人員提供聚會、餐飲等社交娛樂場所。 The village for supervisors is also equipped with a small club, providing a social interaction and entertainment place to the supervisors and office staff for parties, catering, etc. 高級技校 Senior technical school 采用分區明確的院落式布局，開放與圍合相得益彰。高級技校教室，宿舍，圖書館，食堂等功能配套齊全，滿足教學、辦公、生活等各種需求。 It adopts clearly zoned courtyard layout, the open and closure bring out the best in each other. The senior technical school is with complete auxiliary functions, such as classroom, dormitory, library and canteen, for meeting various demands on teaching, office and living, etc. 中心醫院： Central hospital: 門診，手術，住院部等不同功能區域間采用連廊連接，圍合庭院，滿足醫院的功能需求，環境優美。 Different functional areas, such as the outpatient clinic, surgery and inpatient department are connected with each other by joint gallery, forming an enclosed courtyard, for meeting the function demand of the hospital, the environment is beautiful. 三、維修區 III. Maintenance factory 采用輕鋼框架結構加金屬屋面，形成大跨度廠房空間。提供足夠的室外場地，滿足停車，材料堆放的需求。 It uses light steel frame structure added with metal roofing, forming a large-span factory space. It provides sufficient outdoor space for meeting the demands on parking and material placing. 四、其他各類配套建筑 IV. Other various auxiliary buildings 以下為加油站、警察局、消防站、商店、與巴士車站等各類配套建筑的設計方案。 The following is the design plan for various auxiliary buildings such as fueling station, police station, fire station, store, and bus station. 五、培訓中心和接待中心 V. Training center and reception center 根據上位規劃，在中區增加培訓中心，在北區增加接待中心 According to superior planning, a training center will be added in the central zone, and a reception center will be added in the north zone. 中區培訓中心： Training center in central zone: 中區培訓中心主體采用圍合式院落布局，結合點狀自由式分布的獨棟別墅，提供接待展示、教育培訓、餐飲住宿等多種功能，是一座功能齊全，環境優美的建筑組群。 The main body of training center in central zone adopts a layout of enclosed courtyard, combining with the separate villas in dot freestyle distribution, it provides multiple functions such as reception & exhibition, education & training, catering & accommodation, which makes it a building cluster with complete functions and beautiful environment. 北區接待中心： Reception center in north zone: 北區接待中心主要包含接待與住宿兩大功能，接待樓為兩層，集中式布置，住宿部分則是采用獨棟別墅的形式，自由式分布在接待樓周圍，兩者共同圍合出中心景觀庭院，其硬件設施、環境品質、造型材料均為園區一流。 The reception center in north zone includes two major functions, namely reception and accommodation. The reception building is a two-storey one, with centralized layout; while the accommodation part is in the form of separate villas, distributed freely around the reception building. Such two parts enclose together the central landscape courtyard, its hardware facilities, environmental quality and molding materials are all the first-class in the plantation. 五、建筑結構選型 V. Building struction 1. 結合當地既有的建筑材料與成熟的建造方式，在滿足功能需求的同時，注意建造成本的控制，為各類建筑選取恰當的結構類型。 1. According to the local existing building materials and mature construction methods, pay attention to construction cost control while meeting the functional demands, select appropriate struction for various buildings. 2.另一種建造思路： 2.
